Wildomar is the most rural feeling of the Southwest Riverside County cities we serve. Big lots, horse zoning, well-and-septic systems, and tracts of land that used to be ranches show up constantly. Mixed in with that, you have newer master-planned tracts on the I-15 side. The inspection plays out differently depending on which Wildomar you are buying into.

Well and septic systems on rural lots

A lot of Wildomar properties west of I-15 and out toward La Cresta and Tenaja have private well and septic. We walk you through what the visible parts of those systems look like, but you should also order a dedicated well inspection (water quality, flow rate) and a septic inspection (tank, leach field) from licensed specialists before you close. We can recommend names.

Equestrian and barn-property considerations

Detached barns, run-in sheds, paddock fencing, and tack rooms come with their own issues: rodent damage, electrical that was added decades after the original house, water lines that freeze in winter, and structures that were never permitted. We inspect detached structures included in the sale and flag what needs follow-up.

Wildfire exposure on the western and southern edges

Wildomar borders the Cleveland National Forest and the San Mateo Wilderness. Big stretches of the city sit in high or very-high fire severity zones. We check defensible space, vent screening (1/8" mesh under California Chapter 7A), roof material, and eave construction. Insurers are tightening up here, and that affects financing.

Older county-stock homes from the 1980s and 1990s

Before Wildomar incorporated in 2008, these were Riverside County builds. Common items: original electrical panels (Federal Pacific and Zinsco still in the field), polybutylene supply lines in some 1980s tracts, and aging septic systems. We flag panel brands and plumbing material on every inspection.

Slope, drainage, and erosion in the western foothills

Properties on the Tenaja side and the hills above Clinton Keith have grading and slope-stability stuff to look at. We check retaining walls, drainage paths, and any visible movement at foundations or hardscape.

Newer master-planned tract issues

The Farm and Sycamore Creek are Lennar and similar builders, mostly post-2005. Different problems here: stucco crack patterns, HVAC sizing, and the usual production-builder finish issues. We treat new tract homes with the same scrutiny as the older stock.

If the home is on well and septic

Plan on two separate specialists in addition to our inspection. We can recommend a well inspector (water quality, flow rate, pump condition) and a septic inspector (tank condition, leach field, pump-out records). Budget $400 to $800 combined for those.

If the home is in a high or very-high fire severity zone

We check Chapter 7A compliance items (vent screens, eave construction, roof material). Your insurer will ask. We do not write the insurance compliance letter, but our report gives you what you need to take to a wildfire-mitigation specialist or to your carrier.

If the property has a barn, stable, or detached structure

Included in the inspection if it is part of the sale. We flag electrical, structural, and water concerns and tell you when a separate specialty inspection is worth the money.

If the home is older than 1995

We flag panel brand, look for polybutylene supply lines, and check the heating system for asbestos-suspected components. None of these are dealbreakers but you want to know.

Yes. We inspect the home itself the same way we always do, and we walk you through what the visible parts of the well and septic systems look like. For the actual well water test and the septic tank inspection, we recommend bringing in dedicated licensed specialists. We can hand you names.

Do you inspect equestrian and barn properties?

Yes. Detached barns, stables, tack rooms, and similar structures that are part of the sale are included in the inspection. We flag structural, electrical, and water issues in those outbuildings the same way we do for the main residence.

Do you check wildfire-zone compliance items?
