What makes Escondido different

Escondido is mostly older housing stock by California standards. Big share of homes built between 1950 and 1985, with a smaller bump of newer construction in East Escondido and the developments out toward San Pasqual Valley. That mix shapes what comes up in inspections here.

Older electrical systems

Federal Pacific and Zinsco panels still in the field, especially in homes built before 1980. Original copper or aluminum branch wiring in some of the 1960s and 70s stock. We flag panel brands at every inspection, and we test for aluminum branch wiring when the home is from the right era.

Galvanized supply lines and original cast-iron drains

Common in the pre-1970 inventory. Reduced flow, pinhole leaks, and drain backups all trace back to plumbing that has just aged out. We run every fixture and time the drains.

Wildfire exposure on the eastern and northern edges

Escondido sits in a high fire severity zone for big chunks of the city limits. We check defensible space distance, vent screening (1/8" mesh minimum under California Chapter 7A), roof material rating, and eave construction. The 2007 Witch Creek Fire ran through this area, and lenders and insurers care about this.

Hillside drainage and slope stability

Hidden Meadows, the hills above Lake Hodges, and the older Country Club area all have lots that slope hard. We look at grading, retaining walls, drainage paths, and any visible movement at the foundation or hardscape.

Termite pressure

North San Diego County has heavy subterranean and drywood termite activity. We flag visible evidence and recommend a separate licensed termite inspection (we do not pull termite reports ourselves, but we tell you when to order one).

Agricultural and former-grove properties

Parts of Escondido were avocado groves and citrus until recently. Soil hydraulics, abandoned irrigation, and old well casings show up on these lots. If the property has a well or septic, we tell you what to ask for and which separate specialist to call.
