Your inspector understands your deal, because they are licensed too.
In order to better serve our real estate partners, our inspection team earned their California real estate certifications. We wanted to understand what you need, and what your buyers and sellers need, to drive every transaction toward a successful close.
The result is a home inspection built around escrow timelines, contingency windows, and the realities of a live transaction, not just the condition of the house.
Three things that matter
in every deal.
Aligned incentives
Your goal is a successful close. So is ours. An inspector who is also a licensed agent knows how to flag what actually matters (safety, structural, mechanical systems) and contextualize the rest so buyers do not panic over a cracked outlet cover. No 40-page horror reports that tank deals over cosmetics.
Speaks your language
No chasing an inspector to explain what a seller credit is, what the 17-day contingency period means, or why the appraisal came in flat. Your Inspect.re inspector already knows. Communication stays fast because you are not translating between professions.
Reports at escrow speed
Your contingency clock does not wait for a 48-hour report. 95% of our reports arrive within 6 to 8 hours of the inspection. Color-coded, interactive, mobile-friendly, you can send it to your buyer while they are still in the car leaving the property.
Two tours, one scan.
What we learned from our real estate partners is that the same 3D scan can do two jobs, if you build it right. An inspection tour needs blue tags marking every finding, photos of defects, and inspector notes. A marketing tour needs a clean walkthrough buyers fall in love with.
So we adjusted the tour. You choose the mode.
For your buyer's due diligence
Every finding tagged, every note accessible, every photo in context.
For the MLS listing
For buyer presentations, social posts, and your seller's open house. No tags. No clutter. Just the home.
One scan. Two versions. No extra cost. Delivered with every Inspect.re inspection.
One visit. Two deliverables.
On request, any Inspect.re inspection can double as a full listing shoot. Tell us at booking that the property is going to market, and we deliver, alongside the inspection report, a complete marketing package built from the same scan:
- 3D virtual tour in marketing mode, no inspection tags
- Professional interior photography, curated MLS-ready stills, pulled from the Matterport scan or shot separately with HDR
- Floor plan for square footage confirmation and MLS upload
- Short-form MP4 video, a polished flythrough of the property, ready for Instagram, Facebook, YouTube Shorts, or listing feeds
- Teaser GIFs, short clips Matterport auto-generates for social posts
- Any other marketing deliverable Matterport offers, if Matterport makes it, we can order it for you
No second appointment. No second vendor. No coordinating two teams across two days. The inspector scans the property once, and the same scan feeds both the buyer's due diligence report and the seller's listing package.

Most listings close within 60 to 90 days. Extend the tour through your full escrow cycle, or keep it live until the home sells, your choice.
Your buyer does not write a check
the day of inspection.
We know the friction. Buyers are cash-flow-tight right before closing, and asking for $500 to $1,000 upfront for an inspection sometimes stops a deal cold. Two options we have built for our realtor partners:
Pay at closing
Your buyer pays nothing the day of inspection. The fee is added to closing costs and paid through escrow on closing day. You keep the deal moving; we get paid when you get paid.
Seller credit
For realtors who negotiate hard on the purchase agreement: structure the inspection as a seller credit. The seller covers the cost through escrow as part of closing. Your buyer pays zero out of pocket. We provide the invoice; escrow handles the rest.
You already know how to do this, we just do not make you fight for it.
How it works
Book.
Let us know at booking that you want pay-at-closing or a seller credit.
We invoice escrow.
We send a W-9 and payment instructions directly to your escrow or title company.
Paid at closing.
No buyer reimbursement, no follow-up invoices, no reconciliation.
How top-producing agents use
our deliverables.
A Matterport scan is not just a tour. It is a marketing asset you can redeploy across your entire practice, from listing presentations to social media to sight-unseen offers.
Win more listings
Show prospective sellers a Matterport 3D tour during your listing presentation, then explain what you would create for their home. 74% of agents using Matterport report winning more listings, not because the seller wanted a fancy tour, but because you demonstrated a level of marketing they did not know their home could get.
Sell sight-unseen to out-of-state buyers
With a full Matterport tour, dollhouse view, and 1% accurate floor plan, relocating buyers can make confident offers without flying in. One Texas Keller Williams team reports 6 sight-unseen closings per year to out-of-state buyers using Matterport as their primary marketing.
Revive expired listings
Relist stale properties with a polished Matterport marketing tour and professional floor plan. Expired listings that sat for months often see immediate re-engagement once the marketing actually matches the price.
Close faster, closer to list price
Published case studies show listings with Matterport can sell up to 9% higher and close 31% faster than listings without 3D tours. One Keller Williams team saw days on market drop from 30 to 21, and sale-to-list ratio climb from 93% to 97%, after adopting Matterport.
Fuel your social content
Every Matterport scan generates teaser videos and GIFs you can drop straight into Instagram reels, Facebook, and LinkedIn. Listings with 3D tours generate 49% more qualified leads. No separate videographer. No extra shoot day.
Commercial and short-term rentals, Google Street View
For commercial properties and nightly rentals, we publish the tour directly to Google Street View. Your listing appears on Google Maps and Street View within 48 hours of publishing. (Google policy blocks this for private residential homes, but commercial and STR qualify.)
Your tour auto-syndicates. Every Matterport tour we deliver is automatically pushed to Realtor.com, Homes.com, Redfin, and Homesnap with a prominent "3D View" tag on every listing. No manual upload. No extra steps.
Questions we hear
from our partners.
How fast can you schedule? +
Most inspections book within 48 hours. For tight contingency windows, call or text directly, we hold slots for realtor partners.
What happens if the report finds major issues? +
We deliver the facts. You decide how to frame them for your client. Because your inspector is also a licensed agent, they understand the difference between a dealbreaker and a repair-request item, and they will get on a call with you before your buyer sees the report so you can plan your response.
Can you inspect during a tight 10-day contingency? +
Yes. Same-day report delivery (95% within 6 to 8 hours) is built for exactly this pressure.
Do you work with my preferred escrow and title companies? +
Yes. We invoice whoever you send us to.
Can I or my buyer attend the inspection? +
Absolutely. Most realtors attend at least the final walkthrough. Buyers attending the wrap-up is the single best way to turn a scary-looking report into an understood one.
What if the buyer walks after the inspection? +
On pay-at-closing arrangements, if the deal does not close, you owe us nothing. Buyer-paid inspections are billed at the time of service regardless.
Do Inspect.re inspectors ever also work as transaction agents? +
No. Licensing is for knowledge, not dual representation. Your Inspect.re inspector will never be the buying or listing agent on a property they inspect. Full stop.
Do you attend re-inspections after seller repairs? +
Yes. Re-inspection pricing is a flat rate based on scope, we will quote when you call.
The realtors we work with most
do not call us once.
They call us for every deal. Because every deal moves faster when your inspector already understands the transaction.
